What is SDLT?

Stamp Duty Land Tax (SDLT) is the tax you pay when you buy houses, flats and other land and buildings in England and Northern Ireland costing more than £125,000. (Different rules apply to Scotland and Wales).

When does Stamp Duty have to be paid?

SDLT is due when you:

  • Buy freehold or leasehold property
  • Buy a second home or rental property
  • Buy property through a shared ownership scheme
  • Take on a mortgage or buy a share in a house
  • Assign a lease to a new owner or when the lease is granted
  • Acquire land or property in exchange for payment or ‘chargeable consideration’.

SDLT does not usually apply if you are given the land or property as a gift, inherit property in a Will, or transfer ownership of a property due to separation or divorce.

SDLT is only due when the land or property being purchased is above the Stamp Duty Land Tax threshold. There are different SDLT thresholds for first time buyers, non-residential land and property, non-UK residents and purchasing additional property such as a second home.

Stamp Duty has to be paid within 14 days of completion of the sale.
